The Keep Your Home California program is designed to help low to moderate income homeowners retain their homes when they have suffered a financial hardship.  In order to apply, your financial situation must meet specific requirements.  Please review the following nine requirements to determine your eligibility.

To qualify:

  1. You must have low or moderate income.  Check this Income Table and match the county you live in with your household income.  Your gross family income should be less than or equal to the amount shown.
  2. You must have suffered a financial hardship that puts you at risk of default on your mortgage due to changes in household circumstances such as death, illness, disability, unemployment or loss of income.
  3. You must own and occupy your home as your primary residence.
  4. Your home must be located in California.
  5. You must NOT own any additional properties or have co-signed for a family member or friend on any additional properties.
  6. The current amount you owe on your first mortgage must not exceed $729,750.
  7. You must not have received any cash out on a refinance or have a CURRENTLY OPEN home equity line of credit with your mortgage, including debt consolidation or credit for additions to your home.
  8. Your current mortgage must have been obtained on or before January 1, 2009.
  9. Your current mortgage must be through one of the following servicers:

  • Chase Home Finance LLC
  • CitiMortgage
  • Colonial Savings F.A.
  • Community Trust / Self Help
  • EMC Corporation

  • Fidelity Bank
  • First Mortgage Corporation
  • Flagstar Bank
  • GMAC
  • Guild Mortgage Company
  • James B. Nutter & Company
  • JP Morgan Chase Bank, NA
  • Midland Mortgage Company
  • Navy Federal Credit Union
  • Point Loma Credit Union
  • Saxon Mortgage Servicing , Inc
  • Statebridge
  • SunTrust Bank
  • Vericrest Financial

Other mortgage servicers may be added in the future.  Please check the Cal FHA website periodically for the most current list of participating servicers.
